Why do we need annual inspections and surveys?
SPS30 building envelopes are built to last at least 30 years using high quality, low-maintenance materials. But low maintenance does not mean “no maintenance.” Materials exposed to ultraviolet rays and weather need to be monitored and maintained.
Building envelopes also suffer ailments that have nothing to do with the quality of the materials or workmanship. Cable wires are installed through new siding. Landscapers damage exteriors. In our experience, an average of one incident per home happens to each property each year.
Deferring simple and inexpensive maintenance leads to more complicated and costly problems down the road. If you want to protect the value of your investment, hire an expert to inspect your buildings at least once a year.
What happens during annual inspections?
Annual inspections actively seek to uncover anything that could compromise the appearance or long-term effectiveness of your new SPS30 building envelope.
For this reason, in addition to a physical inspection of the building envelope, we also conduct annual surveys asking homeowners to report any concerns. Every item is logged and tracked from initial report and investigation to resolution. And the entire process is documented in an annual report for board members.
