Your property’s roof is more accurately described as a roofing system — integrated layers of building components and barrier materials that work together to shed water.

  • Most roof leaks can be traced to poor flashing details. Flashing describes the materials that prevent water from penetrating gaps and joints at transition points.
  • Condominium roofing systems are particularly vulnerable where there are water penetrations and transitions. These include siding above the roof, chimneys, vents, and skylights.
  • The best time to replace skylights and chimney boxes is during a major roofing replacement. When these components are installed and flashed together properly, the result is a tighter, more weatherproof building envelope.
  • Make sure your new roofing system is properly integrated and flashed into the siding system. Often, the most cost-effective way to assure that this detail is done right is to replace roofing and siding at the same time.
